User Submitted: I would like to reset the DOM, do I need to submit a Certificate to Withhold Property from the MLS?

I’ve been researching the MLS rules, but I can’t find what I need to know. Can you direct me to the answers?

1. If I have a seller who wants to remove the listing from the MLS for a period of time, but leave the listing agreement in place, is this allowed? If so, I’m assuming I will need to provide a “Authorization to Withhold from MLS” document.

Answer: If the situation is that there is an existing listing that will be withdrawn, you do not need to submit a Certificate to Withhold Property from the MLS form. The form only applies if the listing is never to be submitted to the system. 

2. If I have a seller who wants to withdraw their listing and then re-list later (with the same brokerage), how many days must they wait in order to re-set the days on market?

Answer: The listing must be in full withdrawn status for 30 days. On the 31st day a new listing with an new MLS number may be released and will begin it’s DOM at zero.
