Buyer Credit Refers to the amount of buyer credits (Note:  Buyer credits are usually for repairs or closing costs.)

Search this field using keywords such as “repair”  or “closing cost” with a Wildcard/Asterisk “*”.

Cap Rate After Recapture Capitalization rate after recapture of depreciation (e.g.: 9.3%).
Carport Area (Bldg) The square footage of the carport.

Common Area Expenses Yes/No – indicating if there are common area expenses such as maintenance of walkways,
landscaping, parking lots, security, etc.
Condo Conversion Yes/No – indicating whether or not an apartment building has been converted into condominiums for sale.
Condominium Hotel Yes/No – indicating if the project is operated as a commercial hotel even though the units are individually owned.
(i.e.: has rental or registration desks, short-term occupancy, food and telephone services and daily cleaning services.)
Contact Type Types of contact (e.g.: architect, builder, community association, etc.).
Contingency Type A condition that must be met before a contract is legally binding (e.g.:  appraisal, disclosure, mortgage, etc.).
Contract Date The date the purchase contract becomes binding on buyer & seller.
Cooperative (co-op) Yes/No – indicating whether or not the property is Co-op. Co-operative housing is collectively owned and managed by it’s members
(i.e.: the people who live there).
Countertops Types of countertop material in each building (e.g.: ceramic tile, concrete, granite tile, etc.).
Crop/Livestock Area The area used for crops and/or livestock (square footage).

Income Year – Business The year for which the business’ income is reported.
Increment/ Block# Increment/block number of development from taxmaps/subdivision documents.
Inivisible Fence Yes/No – an underground pet containment system that uses an electronic radio signal to keep pets in the yard.
Insulation Types material used to prevent or reduce the passage, transfer, or leakage of heat or cool air within and from the outside of a building.
(e.g.:  loose fill, rigid board, spray foam, etc.).
Interior Area (Bldg) Interior area/square footage in each building.
Interior Area (Total) Total square footage of the interior area on the property.
Internet Availability Types of internet access available on the property (e.g.:  cable, DSL, wireless, etc.).
Interval Beginning Date Beginning date of the interval the property is owned (e.g.: March 1st).
Interval End Date Ending date of the interval the property is owned (e.g.: June 30th).
Interval Number of Months The months of the year the unit is owned by the current owner (e.g.: January/February).
Interval Number of Weeks The period in weeks this unit is owned (e.g.: the week of July 5th to July 19th-2 weeks).
Invisible Fence (Bldg) Yes/No – indicate whether a building/property includes a type of pet fence/fenceless boundary
around the perimeter, to keep a pet within the boundaries of the property without the use of a physical barrier.
Kitchen Features All types of kitchen features on the property (e.g.: island, pantry, etc.)

Land Area The SF/acreage of the parcel.  Note: if you do not include an “”a”” or the word “”acre”” after your number
it will be interpreted as square feet.

Late Fee Fee charged for not making payments on time.

Leasehold Rent 1st step up rent The dolllar amount due for the 1st leasehold rent increase.

Loading Type Loading features (e.g.: Freight Elevator, Loading Dock, etc.).

Location Address and/or location description of the property.
Lot Description – Land Physical description of the parcel (e.g.:  corner, dead end, grassy, wooded, etc.).
Lot Dimensions-Length The lots length in square footage.

Lot Number All subdivisions of property divided into two or more parcels are identified by lot numbers at the time of subdivision.
The lot number can be found on the tax key maps (the number in a circle on each parcel) or from the original developer.
Management Company Name of the property management company.

Maximum # of Occupants The maximum number of occupants allowed.
Media Changed The last date the media(e.g. photo) was changed/modified.
Meters An instrument for automatically measuring and recording the quantity of gas, water, electricy, etc.
Minimum Rental Period This is the minimum period which the unit must be rented for.  A numeric value followed by
a D for days, W for Week, M for Month , or Y for years
Minimum Vacation Rental Days The minimum number of days required to rent the property.
MLS Number The number of the listing as assigned by REsearch.

Model Name The name of the model home or “display” version used to identify a building.
Move Out Date The actual date on which the resident vacates the unit.
Move-in Includes Types of fees and expenses due at move-in (e.g.: first months rent, key deposit, pet fees, etc.)
Net Profit The company’s total revenue minus total expenses.
New Construction Yes/No – indicate if the building is newly constructed and has never been occupied.
Non-Conforming Use Refers to a type of zoning variance where a parcel of land may be given an exception from
current zoning ordinances due to improvements made by a prior owner or before the current zoning
ordinances made the desired use non-conforming under local law.
Notice Given Yes/No – Indicates whether or not notice has been given to the occupant that the home is being sold.
Oceanfront Parcel Yes/No – indicating a parcel that touches the ocean. No separately-owned parcel may separate subject
parcel from the ocean on the taxmaps.
Oceanfront Unit Yes/No – to search for or eliminate units that are oceanfront (unit faces the ocean). For condos, the building
must be located on a parcel that is oceanfront.
Original Price The original asking price of the property.
Other Area – Business (Bldg) Yes/No – to search for or eliminate listings with an area in addition to roofed area available to a business.
Other Features (Bldg) Other features in each building included in the sale (e.g.: bar, built-in-book shelves, club house, concierge, etc.).
Other Square Footage (Bldg) Additional square footage available which has not been included in the interior/exterior area of the building.
Other Square Footage (Total) Total non-living area on the property.

Projected Cash Flow The future cash flow (i.e.: $50,000).
Projected Gross Expenses The future gross expenses (e.g.: $40,0000).
Projected Gross Income The future gross income/total receipts (e.g.: $500,000).
Projected Net Income The future net income/profit (e.g.: $100,000).
Projected Net Operating Income The future net operating income (NOI) (e.g.: $150,000).
Projected Vacancy Rate The future vacancy factor (e.g.: 3.5%).
Projected Year The year for which the future projections were made.
Property Type The classification of property (e.g.: residential, land, condo, multi-family, business, commercial).
Proposed New Construction Yes/No – indicating a proposal to erect, construct, repair, alter, redevelop, or maintain the building/dwelling.
Public Report Number The number assigned by the Real Estate Commission to the CPR document that submitted the property to a condominium property regime
Reasons for Selling The reason for selling the business.  Search this field using keywords with a Wildcard/Asterisk “”*””
on either side.  For example to find a business being sold because the owner is retiring you could enter
*retir* to find both “”retire”” or “”retiring”” within the description.
Recapture 100/remaining term
Recent Rehab Yes/No – indicating whether the building/dwelling was recently updated.
Recordation System This field indicates whether the property ownership transfers are recorded in the “regular” system at the
Bureau of Conveyances or in the “Land Court” system.  Titles in the “Land Court” title system are
guaranteed by the State of Hawaii.  The title report will indicate which system, both or neither are used for individual parcels.

    I am trying to search the MLS for a listing that is offering seller financing. My search comes back with listing which do not accept seller financing. Ive even called the listing agents to make sure and none of them are. How do I find lisings that are seller financing friendly?
